Asbestos Surveys

Uncover asbestos risks before they become a threat. AL23 Safety provides expert asbestos surveys to identify and manage asbestos-containing materials (ACMs) with precision and care.

From routine inspections to pre-refurbishment assessments, we deliver accurate, compliant reports to help you stay safe and meet your legal obligations. All surveys follow current HSE guidance, including HSG264 and HSG248.

When is an Asbestos Survey Needed?

If your building was constructed before 2000, you’re legally required under the Control of Asbestos Regulations 2012 to identify and manage any asbestos-containing materials (ACMs). You’ll also need a survey if you’re planning refurbishments, demolition, or if asbestos is suspected but unconfirmed.

Our team helps you identify these risks early and manage them with confidence, avoiding project delays, regulatory issues, or health hazards.

Types of Asbestos Surveys

A Management Survey is essential for the ongoing control of asbestos in non-domestic premises. It helps you locate any suspect ACMs that might be disturbed during normal occupancy or maintenance.

What’s included:

  • Visual inspection and sampling of accessible materials

  • Assessment of material condition and risk

  • Asbestos register creation

  • Clear guidance for long-term management

We tailor each survey based on your building type, layout, and access needs, ensuring minimal disruption.

This intrusive survey is required before any refurbishment or demolition works take place. It aims to locate and assess all ACMs within the area of planned works and in the whole building if demolition is planned.

What’s included:

  • Full access to areas being refurbished or demolished

  • Sample testing and analysis to locate all ACMs

  • Detailed report with recommendations for safe removal or handling

Because this survey involves more disruption, it’s recommended that affected areas are vacated during the inspection.

Reinspection Surveys are used to monitor the condition of any previously identified ACMs. These are typically required every 6 to 12 months depending on the material, its location, and the risk level.

What’s included:

  • Visual inspection of known asbestos materials

  • Updates to the asbestos register

  • Revised action plan if needed

  • Review of your management plan

This keeps you compliant and ensures any risks are identified before they escalate.

How Is an Asbestos Survey Done?

We conduct asbestos surveys with safety, accuracy, and minimal disruption in mind. Our trained surveyors inspect all relevant areas of your premises, take samples where required, and compile everything into a clear report.

We work to:

  • HSE guidance (HSG264 and HSG248)

  • Industry best practice

  • Your site’s specific access and safety needs

What’s in the Report?

After your survey, we’ll issue a detailed report including:

  • Executive summary of findings

  • Floor plans showing ACM locations

  • Material types and risk ratings

  • Surveyor details and inspection date

  • Action plan and recommendations

This report forms the foundation of your asbestos management plan and should be kept updated and accessible on site.

Does Every Building Need an Asbestos Survey?

If your property was built before 2000, and it’s non-domestic, you’re likely required by law to conduct an asbestos survey. Residential buildings don’t usually need one unless there’s planned renovation or demolition — but many property owners choose to have one done for peace of mind.

In any case, if asbestos is suspected and no previous documentation exists, a survey is always a sensible first step.
