Key duties sit under the Regulatory Reform (Fire Safety) Order 2005 as amended, the Fire Safety Act 2021, the Gas Safety (Installation and Use) Regulations 1998, the Electrical Safety Standards in the Private Rented Sector Regulations 2020, the Control of Asbestos Regulations 2012 and the HHSRS. Awaab’s Law applies to social landlords now and is being extended to the private rented sector through the Renters’ Rights Act 2025.
